Does Home Insurance Cover Flood Damage?

What is covered by the insurance?

Your home and possessions are protected against many disasters including fires by homeowners insurance. The cost of repairing or replacing your possessions is usually covered, less your deductible. This policy also covers the cost to repair or replace your property after other events such as hurricanes or tornadoes.

In a standard homeowners insurance policy, the dwelling coverage (or Coverage A) pays for damages caused by hail, snow, wind, and fires. The policy also covers your home's interior and exterior, as well certain household systems such as plumbing, air conditioning, and electrical appliances.

You'll need to purchase separate policies if you want protection against other disasters such as floods and earthquakes. If the damage was preventable, your insurer will consider it. They're not likely to cover water damage from a small leak that gets worse over time. Instead, they may recommend you make improvements in your home to avoid future problems. For example, resealing the window seals or changing worn flooring.

What's not covered?

Water damage is covered or not by homeowners insurance depending on its cause. Insurance companies will often investigate the cause of the water damage to determine if it was caused by you leaving on vacation or not preparing for cold weather.

Water damage claims are also determined by how fast the water was able to enter and whether or not it happened suddenly and accidentally, as opposed to slowly and gradually. Personal property coverage offers coverage for your personal items at their actual cash value, or replacement cost. Loss of use coverage covers extra living costs if you are unable to live in your home while repairs are made.

How do I make a claim for compensation?

Most homeowners insurance policies cover water damage caused by sudden, accidental events such as a burst hose or a toilet overflow. Other structures coverage is also included, covering detached structures such as a pool house or shed, and personal property protection for your home's contents that have been damaged by a water leak. Additional coverages may include loss of use or extra living expenses to cover costs if your home is being repaired and you are unable to live there.

Before calling your insurer to file a claim, it's best to take photos of the damage. Also, move your items to a place that is dry. Keep receipts for any purchases or repairs you make in order to replace the items. Document the cost of your losses. You can hire a public adjustmenter if you believe that your claim has not been handled properly. They will come to your house and assess the damage and give a repair estimate to you insurance agent.

How long must I wait before filing a claim with the insurance company?

Most policies offer replacement costs or actual cash value coverage for items damaged by an insured peril. An adjuster will be sent to inspect the damage to determine how much is to be paid.

Standard home insurance policies will cover water damage that occurs suddenly and accidentally due to a peril listed in the policy, such as a burst pipe or an overflowing toilet.
